Builder said flashing is installed... and in his 22 years of construction he's never had any problems   Shocked  Prolly cuz he never went back to look and by then it's not his problem... it's the homeowners'

Carl came to mind so I told him that we were going to perform a test.  Said I would go get my rain coat for him to wear, but I wanted him to tuck it into his pants and I would go get the hose he was irrigating the fresh sod with and spray him down.  After that he could let me know if that was the proper way to wear a rain coat.  My client laughed... builder got angry for some reason.   Grin
He said he would have his guys apply caulk at the joints, but it wouldn't work.  I told him he was right, because the flashing is still wrong.

WRB was visible behind the vinyl and in the gap between the claddings and trim.   Builder said that was all the flashing needed...
Integrity of the WRB is of course unknown.

While I would never let this builder put a roof on a dog house, I now would never let them do the siding on one either.
But Hey... it's energy star rated!!!!!

Check out some he has in progress and see what he has going on and the problems will be even easier to predict in the future.

I would like to see a video of the rain coat test if you ever get one to agree to it.

The builder was so argumentative with me on this one that I have made the business decision to charge twice my normal fees when I know it is this builder simply for the aggravation.

Amazing the short cuts they take on these homes and base the excuse on "code doesn't require it..."

I finally got the regional supervisor to get his supers do do things better a couple years ago... they let him go because his guys weren't meeting time deadlines.  Now they are back to their old practices.

with the six month warranties a lot of these guys have they really have no driving incentive to do it right anymore...

the backer rod and sealant around most winodws is a mfgr. need for proper installation

houses are part of our disposable world these days, along with lawsuits, and GREED

Sad that most production builders claim to go the extra mile on shtuff that doesn't matter, but refuse to do that on things that really do.

When asked about the gaps in the roof on the front side of the home at eaves, builder said "it's the north side and won't see wind driven rain..."

I kept my mouth shut... was done with the arguing.
